In order to put yourself in a better position to buy, we advise speaking with our independent mortgage advisor who has access to the whole market and would only be too happy to help. Speaking with our mortgage advisor will also help you decide how much you can afford.
When purchasing a property you will need to think about the legal stages that come with buying and it’s never too early to start shopping around for the best service. We advise our panel of solicitors as we work closely with them on a daily basis and they are highly recommended however, if you choose another solicitor be assured we will still do our best to co-operate and get the sale through.
Making an offer
Once you have provided us your offer in writing we will forward your offer to the vendor both written and verbally. Should the Vendor offer accept the offer we will then request solicitor details (if not already instructed) and send the Memorandum of Sale out to all parties including solicitors.
Surveys and mortgages
When purchasing a property it is common for surveys to go ahead for structural reasons or timber and damp enquires. Majority of time it is the buyers decision to have such surveys however, when purchasing a property with a mortgage certain surveys and valuations have to go ahead for the mortgage to be approved i.e. Mortgage valuation.
On the day of completion, the balance of outstanding monies will be transferred from your solicitor to the seller’s solicitor. Once the money has cleared in the seller’s solicitor’s account, they will call us and instruct us to release the keys to you – the new owners. We will then make sure we have all sets of keys for the property and make contact with you to collect them. In the majority of cases, the move-in date will coincide with the date of completion.
